Terms & Conditions

Flannery Exchange is a shared, collaborative, and open workspace. In order for everyone to peacefully co-exist, there are some best practices that we should all follow:

  • Be friendly. Introduce yourself to others. You’ll probably find other motivated hard workers like yourself. They can be great resources to bounce ideas off. Many a business have been formed based on common goals and complementary skills.
  • Be considerate and respectful of others. When you are finished using something, put it back the way you found it. Push chairs back in, clean off workspaces, and erase white boards. Always keep in mind you are sharing the space with others.
  • Advertise yourself. The more the community knows what you are about, the more buzz it can create for you.
  • When it’s time for you to focus and do your productive work, the universal sign for “do not disturb” is to put on your headphones. If others have headphones on, that’s a sign they have serious work to get done.
  • Phone calls in the open space are fine, just talk at a normal volume and be aware it is an open space with the associated background noise. If you need privacy, are practicing aggressive negotiations or you have to raise your voice at someone, use the phone booth, take a walk outside or use the insulated quiet of your car. On the flip side, if you get disturbed easily by someone on a call, a good set of headphones are a must. If you are on the phone a lot using your booming sales voice, a private office is your best membership option.
  • Keep our space clean. When you leave, another person will most likely sit at that same spot. So please keep it clean and trash your trash.
  • Hands off refrigerated food of other Members. Note that the refrigerator is emptied every Friday.
  • The receptionist is generally available and front and back doors are open from 8-5pm.
  • If you see someone that appears that they shouldn’t be in the building, tell the Manager. We are a community, let us know of suggestions on how we can make Flannery Exchange better.  We’re interested in both large and small suggestions.
  • The sidewalks, halls, passages, exits, entrances, and stairways of the Building shall not be obstructed by any of the Members, tenants or used for any purpose other than for ingress to and egress from their respective designated or leased premises. No Member or tenant and no employee or invitee of either shall go on the roof of the Building.
  • All signage visible from the exterior of any assigned space must have prior written consent of Flannery Exchange and will conform to any design criteria or templates Flannery Exchange shall provide. Member shall be permitted one exterior-facing sign, no more than five (5) square feet per sign. Flannery Exchange to provide standardized hours of operation and open/closed sign for tenant to use. All approved signs or lettering shall be printed, painted, affixed, or inscribed at the expense of the tenant by a person approved by Flannery Exchange.
  • No Member shall display or offer any product for resale to the public. No part of the Building shall be used for lodging. No cooking shall be done or permitted by any user of the Building, except in any area that may be designated by Flannery Exchange.
  • Access to the Building is through electronic access. Flannery Exchange will furnish each Member or tenant, free of charge, one key fob to entry door lock in the Building, and two keys for any door lock to any designated private office space. Flannery Exchange may make a reasonable charge for any additional key fob. No Member or tenant shall have any keys made. No Member or tenant shall alter any lock or install a new or additional lock or any bolt on any door of the premises without the prior consent of Flannery Exchange and in such case furnish Flannery Exchange with a key for any lock. Each Member or tenant, upon the termination of the right of use or tenancy, shall deliver to Flannery Exchange all key fobs and keys to doors in the Building that have been furnished to the Member or tenant.
  • Mail for any Member or tenant may be received collectively with other occupants at the Building, as may be described or limited in a Membership Agreement or Lease Agreement, and shall be distributed or separately filed and made available to individual Member or tenants. Flannery Exchange makes no representation as to security or privacy of such mail.
  • No Member or tenant shall use or keep in the premises or the Building any kerosene, gasoline, or flammable or combustible fluid or material other than limited quantities reasonably necessary for the operation or maintenance of office equipment, and may not, without Flannery Exchange’s prior approval, use any method of heating or air conditioning other than that supplied by Flannery Exchange. No Member or tenant shall use or keep any foul, noxious, or hazardous gas or substance in the premises, or permit or suffer the Premises to be occupied or used in a manner offensive or objectionable to Flannery Exchange or other occupants of the Building because of noise, odors, or vibrations, or interfere in any way with other tenants or those having business in the Building.
  • Desk and office spaces are designed with high visibility, and Members and tenants must maintain premises in a neat and tidy condition and shall utilize the cleaning service made available by Flannery Exchange to Members. Each Member or tenant shall store refuse within that tenant’s premises or in bins provided in the Parking Area.
  • The walls and shelving of the office and desk spaces are custom built and drilling or cutting is not permitted. Member may use materials such as 3M Command™ products (strips, hooks, etc.), and no curtains, draperies, blinds, shutters, shades, screens, or other coverings, hangings, or decorations shall be attached to, hung, or placed in, or used in connection with any window, wall or door in the Premises without the prior consent of Flannery Exchange, which may be withheld in Flannery Exchange’s sole discretion.
  • No waiver or delay by Flannery Exchange in enforcing any Rule shall be construed as a waiver of the Rules in favor of any other Member or tenant, nor prevent Flannery Exchange from later enforcing any of the Rules against any of the Members or tenants of the Building.
  • These Rules are in addition to, and shall not be construed to modify or amend, in whole or in part, the terms, covenants, agreements, and conditions of any Membership Agreement or lease of premises in the Building.
  • Flannery Exchange reserves the right to make other reasonable rules as Flannery Exchange judges may be needed for the safety, care, uniformity, and cleanliness of the Building, and for the preservation of good order.
  • COVID-19 COMPLIANCE AND INDEMNIFICATION. All Members and tenants shall comply with any and all city, county, state and federal orders, regulations and laws, as well as Flannery Exchange policies regarding the novel coronavirus SARS-CoV-2 and preventing the spread of COVID-19, and Members and tenants shall be responsible for compliance by employees, guests, customers and vendors. Member or tenant shall notify Flannery Exchange and shall remain off of the Flannery Exchange property, and shall instruct its employees, guests, customers, vendors and other invitees to remain off of the Property, at any time when such party believes they are experiencing symptoms which may indicate infection with COVID-19, following any positive diagnosis of COVID-19, and for at least 10 days following symptoms or diagnosis, or per then current CDC guidelines. Member or tenant shall indemnify and hold harmless Flannery Exchange and Flannery Exchange affiliates, officers, directors, members, managers, partners, employees, and agents from any claim from any person arising from Member’s violation of this Rule #12.
